Embodiments model demand and pricing for hotel rooms. Embodiments receive historical data regarding a plurality of previous guests, the historical data including a plurality of attributes including guest attributes, travel attributes and external factors attributes. Embodiments generate a plurality of distinct clusters based the plurality of attributes using machine learning soft clustering and segment each of the previous guests into one or more of the distinct clusters. Embodiments build a model for each of the distinct clusters, the model predicting a probability of a guest selecting a certain room category and including a plurality of variables corresponding to the attributes. Embodiments eliminate insignificant variables of the models and estimate model parameters of the models, the model parameters including coefficients corresponding to the variables. Embodiments determine optimal pricing of the hotel rooms using the model parameters and a personalized pricing algorithm.

Des modes de réalisation consistent à modéliser une demande et la fixation des prix pour des chambres d'hôtel. Des modes de réalisation consistent à recevoir des données historiques concernant une pluralité de clients antérieurs, les données historiques comprenant une pluralité d'attributs incluant des attributs de clients, des attributs de voyage et des attributs de facteurs externes. Des modes de réalisation consistent à générer une pluralité de groupes distincts sur la base de la pluralité d'attributs à l'aide du "soft clustering" dans l'apprentissage automatique et segmenter chacun des clients antérieurs en un ou plusieurs des groupes distincts. Des modes de réalisation consistent à établir un modèle pour chacun des groupes distincts, le modèle prévoyant une probabilité d'un client sélectionnant une certaine catégorie de chambre et comprenant une pluralité de variables correspondant aux attributs. Des modes de réalisation consistent à déterminer le prix optimal des chambres d'hôtel à l'aide des paramètres de modèles et d'un algorithme de fixation des prix personnalisé.
